I own a 4 unit apartment building that had a fuel-oil fired cast iron boiler. The same boiler provided heat for radiators (heat source) and also hot water for tenant use. The hot water supply was inconsistent, causing frequent tenant complaints. Fuel oil was very expensive. Chris analyzed the existing boiler and provided various options, ranging from $2,700 – $10,000. Obviously, the less expensive option looked good initially, but in doing a cost analysis it became clear that the $10,000 option was the best. It included a 94% efficiency boiler which modulates based on need. (When everyone is showering in the middle of winter, it is at full capacity. Otherwise, it runs at a reduced capacity, saving money.) Now, I have happy tenants, and in less than 3 years I will have an additional $310 in positive cash flow for years to come!
